In value add focused funds, GDI has generally managed to return initial investors equity within three years of the establishment of a fund. The early return of capital to investors assists in IRR outperformance. Repositioning of assets also provides an opportunity to reduce gearing from initial fund establishment levels through an uplift in value? This is particularly relevant in today's tough credit environment where Banks are looking for reduced loan to value ratio's.
