Acquired for the GDI No. 33 Brisbane Office Trust for $34.5 million. The property 10 Market Street, Brisbane provides strong initial income from 33 tenants. The asset is located in the core of Brisbane’s golden triangle. The river views, good natural light and small multiple leased floor plates presents an added value opportunity in a prime location in Brisbane CBD.

Acquired for the GDI Premium Office Trust in July 2009 for $76,000,000 ($3,000 psm). The property provides a strong initial yield and a secure long term lease profile underpinned by government and major corporate tenants. Substantial uplift in reversionary income is to be derived from a mix of fixed and market reviews together with additional retail income following refurbishment and extension of the plaza retail component.

Value-add property fund

Acquired for Fortius Funds Management in a joint venture with GDI in October 2007 for $87 million ($4,400 psm). The property provides 19,000 sqm of premium office space. Purchased as a value-add investment revolving around a strongly rising rental market.

Acquired by GDI in a joint venture in October 2007 for $5.05 million ($1,595psm). A unique heritage style building, comprising ground floor retail and restaurants with three upper office levels. Purchased as a value-add investment, through refurbishment, rent improvement and possible strata sub-division.

Acquired for the GDI No. 29 Office Fund in July 2008 for $35,000,000 ($3500 psm). A 17 level, multi-let commercial office building located in the CBD of Perth, with panoramic Swan river views. The property provides a strong initial return with significant income growth. The building has been reimaged in 2009 to a modern vibrant office building. Around $5m has been spent on modernisation and upgrade and replacement of services.

Acquired for the GDI No. 29 Office Fund in August 2008 for $13,000,000 ($2,460 psm). A 4 level, multi-let commercial office building located adjacent to Westfields Southlands shopping centre in Melbourne's south eastern suburbs. The property provides a strong initial return with approximately 50% of the passing income secured by government tenants. Significant refurbishment was completed in 2009 focusing on building presentation and tenant satisfaction to improve total return and lease security.

Acquired by GDI for private equity in September 2006 for $8.65 million ($2,000 psm). A multi-leased office building comprising ground floor retail and two upper office levels. Purchased as a value-add investment, through improving cash flow and tenancy profile.

GDI No. 27 Adelaide, SA (108 King William Street)

Acquired for the GDI No. 27 Total Return Fund in August 2007 for $9.5 million. An office building located in the heart of the Adelaide CBD. Purchased as a value-add investment through a strata sub-division. 10 floors have been renovated including lobbies and bathrooms. Over $17 million in sales have settled as at January 2010.

Value-add property fund

Acquired for the GDI No. 27 Total Return Fund in March 2007 for $11.0 million ($2,750 psm). Located in the legal precinct of Canberra, comprising ground floor retail and seven office levels. A fully leased investment, leased to 19 tenants. Purchased as a value-add investment through yield compression and possible strata sub-division.

Value-add property fund

Acquired for the GDI No. 27 Total Return Fund in March 2007 for $5.318 million ($1,500 psm). A multi-leased office building located in Burnie, Tasmania, comprising ground floor retail and five office levels. A value-add investment through improving cash flow and tenancy profile.

GDI No. 21 St Leonards, NSW (156 Pacific Highway)

Value-add property fund

GDI Value Add Property Fund St Leonards

Acquired for the Grosvenor No. 21 Opportunity Fund in November 2004 for $11 million. A multi-leased seven level office building, purchased as a value-add investment through strata sub-division. The refurbishment and strata sub-division of the building has been completed and sales totalling $13.2 million have been completed to date.

GDI No. 4 Tuggerah, NSW (2 Reliance Drive)

Income property fund

GDI Income Fund Tuggerah

Acquired for the GPF No. 4 Fund in July 2003 for $7 million. Purchased as a value-add investment by increasing tenancy income. The property is a multi-leased low-rise office and warehouse building located in Tuggerah Business Park. Strata approval has been granted, providing another exit strategy.
