GDI Group's investment philosophy is to provide income and capital growth to investors and maximise investors equity performance, through astute direct property investment.of carefully selected and financed office properties in Australia and potentially New Zealand.
Opportunities are expected to arise out of evolving property market conditions and GDI is well placed to exploit these opportunities as they are presented.
In many of the value add funds GDI has established. GDI has been able to aggressively return capital to investors early in the life of the fund, thereby increasing equity performance for investors.
Who are we?
GDI Property Group is a high-performance property syndicate/property fund manager that specialises in forming and managing income property syndicates/ trusts and value-add property syndicates/trusts to wholesale (high net worth) investors.
Established in 1993, GDI has a strong track record in creating wealth through astute property selection and active asset management.
Over the past 19 years GDI has established and managed 35 property funds with a total value in excess of $1.15 billion. 26 of these funds have successfully been completed.
With an average of 31 years hands on property experience, GDI's highly skilled investment/asset management team has amassed a reputation for delivering excellence in total annual returns to investors through a combination of income and growth.
What do we do?
The GDI goal for most investments is to produce high, 'equity-style' total returns at significantly less than 'equity-style' risk for investors. We are astute investors reflecting our in depth knowledge and intensive research of commercial property markets.
GDI's Investment Process
Of the 35 funds established, 26 have been successfully completed, with all profits and capital returned to investors, locking in substantial IRR equity performance for investors. GDI currently has 6 property funds active.
GDI considers that its approach to property investment, being totally investment performance focused, not volume driven gives it that market edge that few property fund managers have.
This philosophy has allowed GDI to be astute in selling at the right time in the property cycle to close funds and to also to establish trusts/property funds at that time in the cycle so as to maximise equity performance.
GDI is an active investor not a passive landlord, investing predominantly in the office sector in strong Australian growth markets.
GDI is an aggressive asset manager adopting in many acquisitions a dual exit route strategy approach exiting either by a one line sale or strata title conversion.
Who are our investors?
GDI Property Group investors are a select group comprising a growing number of Australian institutions and approximately 700 predominantly sophisticated, high net worth individuals and DIY super funds.
Many of our investors have had an association with GDI Property Group since the early to mid-1990s and have consistently reinvested on the closure of a fund. Once you are a GDI investor, you can participate in our Club Benefits' program, including receiving priority to invest in new property funds launched by the Group.
Complying and self managed superannuation funds can of course participate in GDI funds. GDI funds are 'widely held trusts' (as superannuation and tax law contemplates) and are thus allowable investments for trustees of complying superannuation funds.
The directors of GDI are always accessible and welcome direct contact with investors.
